We do our best to accurately publish our rental information and pricing, however, errors occasionally happen. We are constantly working to maintain and improve the operations at Shores Vacation Rentals, thereby enhancing the satisfaction of our renters. We also have a duty to the respective owners of the properties we offer. Therefore, we must abide certain perameters, including authorized pricing, regardless of erroneous discrepancies that may occur. Thank you for your business and we look forward to seeing you soon!

Reservations:

Reservations can be made by calling us at (269) 637-8770, 866-637-8770 or by emailing us at sally@shoresofsouthhaven.com. All reservations are subject to 8% sales and lodging tax. Any reservation obtained under false pretense will be subject to forfeiture of any and all monies paid, and check-in will not be permitted.

Responsibility:

The person or persons whose name the reservation is booked under is responsible to stay at the property for the duration of the rental and is the person/persons that are responsible for the entire party abiding by all of the rules set forth in this document. Failure to do this will result in eviction without refund.

Payments:

A deposit of 50% of the rental total is due to us within 10 days of making the reservation. The remaining balance is due to us by 30 days prior to your rental date. You will receive a mailing to notify you that your balance is due, please return this promptly to hold your reservation. Payment for your reservation is accepted in the form of a check, money order, Mastercard, or Visa.

Cancellations/Refunds:

Cancellations may occur after the deposit has been paid but before the balance is paid or outside of 30 days prior to your rental period. Cancellations within 30 days of your arrival date, even if the final payment has not been received, will result in forfeiture of the entire rental amount unless we are able to rent the property to another party for the full rental amount. If we are able to rent the property for a lesser amount you will only forfeit the difference. Refunds will not be given for early departures.

We are pleased to offer Travel Insurance to our guests. The charges for insurance are automatically added to your payment. If you do not wish to purchase coverage, you may delete the charge by initialing where indicated on your lease. We highly recommend the purchase of this coverage. We reserve the right to make a substitute accommodation for you if circumstances demand. In these very rare circumstances, you will be given the opportunity to cancel with no penalty should the new accommodation not be acceptable. Once notified, and you have agreed to the substitute accommodation, the normal cancellation policy will apply.

Changes:

All Shores properties are privately owned and we serve as the leasing agent. Please understand that changing your reservation from one property to another will result in a cancellation of your existing reservation, and all stated cancellation policies will apply. You will be required to mail a deposit and a final payment for your new reservation at the new location.

Damage Waiver:

The damage waiver is required for all reservations and is included in your rental price. The damage waiver is there to cover incidental breakage in the home. By purchasing the damage waiver you may still be responsible for some damage. Negligence, fire damage, malicious destruction and any other damage we feel is outside of the norm will not be covered by the damage waiver. The damage waiver is non refundable and will cover acceptable damage up to $250.

Damages:

You are responsible for any and all damages that occur to the home or its contents by you or any member of your party while you are the registered occupant of the property. In lieu of a security deposit we will keep your credit card on file as a security deposit. If we discover that there has been damage we will deduct the charges from your card and send you a copy of the bills/receipts.

Housekeeping:

Our cleaning team will prepare your rental property and will supply some basic supplies including toilet paper, paper towel, dish soap, cleaning supplies, coffee filters, foil, saran wrap, laundry soap, dryer sheets, salt/pepper, linens and towels. BEACH TOWELS ARE NOT PROVIDED AT ANY RENTAL UNITS, so remember to bring your own. Please leave the house in an orderly fashion upon your departure including furniture where you found it, garbage in the receptacles provided, food taken from refrigerator, DISHES WASHED or clean in the dishwasher, and doors locked. If our team finds the property excessively dirty you will be charged an additional cleaning charge of $50 per hour with a one hour minimum. We can offer additional housekeeping services during your stay if arrangements are made prior to your arrival.

Occupancy:

Properties may only be occupied by the number of people stated on the property information sheet unless prior arrangements have been made with the leasing agent. Large parties or gatherings will also need to be discussed with the leasing agent at the time of booking... Occupancy refers to how many people can stay the night and use the amenities on any given day of your rental period. This is a strict policy and the penalty is immediate eviction without refund. In addition, parites, reunions or large gatherings are not allowed unless previously authorized by Shores. If in doubt, please ask.
We will not rent to vacationing students or singles under 25 years of age, unless accompanied by an adult guardian or parent.

Lost and Found:

Shores is not responsible for items left in the property but we do make an effort to collect items at our office and will hold them for thirty days. If you have forgotten something please contact us and we will return it to you.

Check-in:

Check in is at the Shores office at 300 Kalamazoo St. between 3:00 PM and 5:00 PM Eastern time. For arrivals after hours, please make arrangements with us in advance. Please do a thorough inspection of the property upon arrival and report any damage to us within 24 hours.

Check-out:

Check out time is 10:00 AM sharp as we need time to prepare the property for the next guests! Please respect this. Bring your keys back to the Shores office right away even if you aren’t leaving town or you will be charged for a lost key. If the cleaning crew arrives and you are still there you will be charged $50 per hour for the time they have to wait with a minimum charge of one hour.

Off Season:

During this season we will try to accommodate a Noon check-in and a 6:00 PM check-out, when possible. Please check with us prior to your arrival.

Lost Keys/Openers:

You will be given two sets of keys and a garage door opener where applicable. We will charge you $25 for each lost key or $50 for each lost opener. Also, a $50 lock-out fee will be charged during the hours that the office is closed if we are called upon to unlock the property.

Phones:

Your rental property may have a local phone to be used for local calls only. Please bring a calling card with you for long distance calls. Any long distance charges incurred by the owner will by your responsibility.

Repairs:

Any crucial repairs needed at your rental property will be handled by Shores in a timely manner. Please report them to the Shores office (269) 637-8770, or the after hours number (877) 451-0148, IMMEDIATELY.

Pets:

Most of our properties do not allow pets. Violators are subject to eviction without refund and additional cleaning charges. If your rental does allow pets you are responsible for all clean up. Failure to do this will result in additional charges.

Smoking:

All of our properties are non smoking. Please only smoke outside and dispose of your smoking remnants responsibly. Failure to do this will result in additional charges, and/or immediate eviction.

Right of Entry:

The owners of the property and the rental staff at Shores may need to enter the property for the purpose of inspection, maintenance, or real estate showings. We will do our best not to disturb you during your stay.

Emergencies:

If you have a medical, fire, or police emergency please call 911 first.

We are providing all renters with an emergency number to use outside of normal business hours. If you have an emergency please call the Shores office if it is Monday through Saturday in season and Monday through Friday off season to report the problem. If it is after hours please call 1-877-451-0148. This is an answering service and they will call us if it is an emergency or they will leave us a message and we will address it when we return the next morning.

The Legal Stuff:

The renter acknowledges that Shores of South Haven, property owners, and employees can not be held responsible regardless of fault, for any accident, loss, damage, or injury suffered by the renter, members of their party or any other guests which renter or their party have allowed access to the property, regardless if said loss is a result directly or indirectly from acts of God, danger incident to any body of water, fire, breakdown of machinery, equipment, acts of government or other authorities, delays or cancellations of or changes in itineraries or schedule or from acts of omission on any airline.

Furthermore, the renter will release and hold harmless any and all parties involved with the rental, management, and reservations of the property and to release and hold harmless it’s owners and representatives for any loss or damage to personal property or for any injury and/or death.
